Currently Renting? Well you know there is a break even point to where you are actually throwing money away. Yes, rents are increasing and will keep increasing over time. Your current landlord maybe able to keep your rent low, but in return, are you getting repairs done? The clients that I talk with are always frustrated as repairs don't get done. Well, there is a simple reason for that. with low rents, that's what the potential trade off is since the margins are so low for the landlord/property owner.
Well, the easier solution is to buy a home. If you are not handy or want to hedge the cost, pay for a home warranty for yourself and renew that warranty every year. Thus, when breakdows occur, you pay your deductible. The home warranty company will either repair or replace.

Buying a Home
When buying a home, it is a big decision! Start looking for homes that fit your budget and needs. Think about where you want to live and what you want in a home. But when buying a home, it's never a good decision to work with a friend that is a realtor. Why? This is a decision that impacts your financial ability. An experienced agent knows that as well. An experienced agent is looking out for your best interest. An experienced agent is walking you the entire home buyying process so you are making a well informed decision!

Your Offer has been Accepted!!
Once your offer is accepted, it's time to close the deal. This means finalizing your loan, getting a home inspection, and sorting out any problems.
So yes, once your offer has been accepted, there are certain procedures that as your Realtor that I will go through to make sure the process wwill go smoothly.
1. Get the executed contract to your lender.
2. Get the executed documentw to title so we can make sure we get clear title to the property.
3. Order and complete any inspections with in a timely order and if there are repairs that need to be completed, we get that scheduled and completed prior to close.
4. Continue to work with your lender so we are not hitting any bumps in the road. If we do, we get issues resolved.
5. You will want to work on getting home owners insurnace set up. Thus, let you insurance provider know what lender you are working with as your lender will need an insurance binder since the lender will place a lien on the property.
6. Complete our walkthrough and make sure all requested repairs have been completed.
7. You will want to set up utilities in your name.
8. Get to closing so you can take ownership!
